WestWales EPC Services operate throughout Wales  and the South West of England, providing a range of EPC  services.  The business  has developed from working solely in the domestic sector, too now providing highly technical energy performance certificates for the commercial sector.

Why is an EPC needed?

It is a legal requirement to have a valid Energy Performance Certificate (EPC) when a building is sold, rented or constructed. The EPC needs to be available to potential buyers as soon as the property is marketed for sale or rent. The information will inform people how energy efficient the property is, including any potential savings on fuel payments. An approved/accredited Domestic/Commercial Energy Assessor must produce the EPC, which provides information about a property’s energy performance.  Failure to have a valid EPC may result in a fine, although there are exemptions e.g. listed properties, compulsory purchased property, places of worship, separated commercial buildings less that 50 sq meters and others.

All EPC surveys are audited and monitored for quality by a government approved body, this ensures quality standards are met and that the EPC produced for a building is a true reflection of that buildings energy efficiency and carbon footprint.

Attention to Detail

A  commercial EPC is based on three levels of technicality, level III, IV, V, the latter being the highest level such as a high rise tower block. The EPC report is a very detailed and complex document, it requires an  in depth survey of the whole building. The building has to be surveyed on zonal basis and all its services identified and listed. The physical survey cannot be completed quickly and time is required to complete the documentation to government standards. The level of detailed survey work and documentation is reflected in the cost of a commercial EPC. 

Our charges are based on the size of a building  and  technical level of the building.  The list below sets out our typical charges for a basic level III building. 

Up to 100m2 £240.00 inc VAT

Up to 150m2 £300.00 inc VAT

Up to 300m2 £375.00 inc VAT

Up to 400m2 £450.00 inc VAT

400m2 + by quotation

Expert Service & Advice

The domestic EPC survey is considered by many a waste of time. This is because they simply do not understand the role and function of the EPC certificate. An EPC survey allows potential  buyers and tenants to understand the running costs of property.  Tenants benefit from the surveys because countless times we have surveyed a property that do not have any insulation or even heating. We then raise our concerns  with the landlord and many tenants have seen home improvements after a survey has taken place. Rental properties have to meet Minimum Energy Efficiency Standards (MEES) of having an EPC rating of an E.

We have supplied services to some of Wale's largest social housing providers,  national estate agent and large/small portfolio private landlords.

Our pricing policy is simple for a domestic EPC's  up to 4 bedrooms our fee is £75.00. Over 4 bedrooms we will provide a quote.



Preparing for the future

PAS 2035 is a relatively new approach to improving homes and ensuring that property renovation is carried out in such a way as to conserve energy, reduce carbon emissions and prevent wasted investment.  This is a specialist service aimed at construction companies that engage in domestic property refits, it is the company that appoints the PAS 2035 Assessor.

Our charges for a RetroFit Assessment are negotiated with the installation companies needs and survey requirements.
